Rosefellow, a real estate development company with a long-standing commitment to the creation of sustainable industrial parks, wanted to design a certified carbon-neutral (BCZ-Design) industrial building in Candiac, a Montreal suburb.
With a total surface area of 441,000 sq. ft. the building was erected on a strategically located site at the junction of Autoroute 15 and Candiac Boulevard North, in the downtown Montcalm sector. The site, which used to be home to the Owens Corning plant, was previously decontaminated and rehabilitated by Rosefellow in collaboration with the municipality and Recyc-Québec.

As Project Architect responsible for the masterplan, GKC effectively orchestrated the work of all parties involved (structure, building mechanics, landscape, etc.) and delivered a project that met both the client's and the municipality's sustainability requirements, as well as the functional needs of a “future-ready” industrial site.
The City of Candiac's ecological objectives and commitment to developing the area around public transit (TOD) aligned with Rosefellow's environmental aims, and were instrumental in the design of the building and its surroundings.

Drawing on its expertise in eco-responsible buildings, GKC came up with a holistic design that harmoniously integrates all stakeholder requirements, such as:
Value-added solutions were also proposed by the team to enhance the project's sustainability and appeal to its target clientele, including high-efficiency insulated metal panels for the building envelope, which have a much lower intrinsic carbon content than concrete, a dual-energy heating system that reduces GHG emissions, and architectural façade lighting to enhance the building's aesthetics.
The combination of these state-of-the-art features and solutions allowed the client to achieve their objective: in December 2023, the building was certified BCZ-Design by the Canada Green Building Council.
This project presented a number of exciting challenges due to the ambitious environmental objectives of both the municipality and our client. We're delighted to have been able to help them create a site with a very low carbon footprint that heralds the future of industrial development in Quebec.
